    Peartree Application Form

     

    Welcome! By completing this application, you will take the first step toward a wonderful new home. However, before you begin, we would like to remind you of a few points that were pointed out to you during your viewing/showing.

    We ask that you read and understand these points before starting your rental application

    1. Each person older than 18 years of age who will be living at the property must complete their own application. Parents or Legal Guardians who live with a child or children whose age is 18 years or older are not required to have their children complete the application form.
    2. To complete the application form, you will require the contact information for your current and previous landlords.
    3. You will be requested to upload proof of income. 
    4. Peartree requests a $45.00 administration fee before processing any applications. At the end of this application, you can select to pay the application fee via Credit Card, PayPal, or via E-transfer. If your co-applicant has already paid the fee you will need to provide their name and the date they submitted their application. 
    5. Application processing will not be started until payment and applications for all potential tenants have been submitted and paid in full
    6. Application fees are non-refundable. Tenants who are NOT  approved will NOT be refunded.
    7. A $45.00 discount will be issued on the 1st rental payment for each application that is approved.
    8. We are not allowed to provide credit reports or credit information to anyone. All credit reports are shredded following the application process.  
    9. Peartree requires 3-5 business days to process applications. Delays in reaching references or applications with many applicants may require more time.
    10. Although Peartree staff do their best to get every application approved, property owners have the final say on who is approved for their properties. As such, Peartree and Peartree staff are not able to provide information on why an application has been denied.

  • For your application to be processed, you will need to provide proof of income. The table below shows acceptable forms of proof of income.

     

    Proof of Income Options

    Best Letter of offer
    • No more than 2 months old
    • On company letterhead
    • Contains start date and salary expectations
    T4 / Notice of Assessment
    • The year on the document must be a current year or previous year
    • Show tenant's name
    • Show yearly revenue
    Good Pay stubs
    • Minimum 2 pay stubs dated no older than 60 days
    • Pay stubs must show the tenant's name, number of hours worked, or weeks attributed to pay stub
    Poor Bank Statements
    • Must have 3 months of bank statements with payments highlighted
    • Must show the bank of the bank statements
    • Must show dates associated with the deposits
  • NOTE: 

    Before Peartree will begin processing your application we will require your proof of income. You can complete your application without attaching proof of income. To send proof of income at a later date please send an e-mail with scanned copies of your proof of income meeting the above criteria to info@peartreegroup.ca.

    I, the undersigned, hereby certify that the above information is correct, and I understand the application process may be terminated if any information provided by me is found to be incorrect or willfully misleading. I also understand that if the information is found to be untrue or misrepresented on this application, even after the rental agreement is signed, the rental agreement can be terminated.

     

    Verification of information

    I, the undersigned, hereby give my consent to Peartree Group Property Management and / or their representatives to contact any reference listed on this application and agree that they are to be provided full disclosure to questions regarding future tenancy in conjunction with this application. I also authorize Peartree Group Property Management and / or their representative to acquire a copy of my credit report from the credit bureau.

     

    Privacy and security

    Once completed, this application and all corresponding reports/documents are considered private and confidential and will only be used by Peartree Group Property Management and/or its representatives to determine the applicant's eligibility for the requested rental.

     

    Application Cancellation Policy

    In submitting this application, I agree with this cancellation policy, whereupon with my written request to terminate this application, I agree to pay a processing fee of $150.00. 

     

    Application Fee

    I, the undersigned, understand that I will be charged an application fee of 40.00 (+ tax) to process this application. I further understand that ONLY if my application is approved will my application fee be reimbursed.
