Peartree Application Form

Welcome! By completing this application, you will take the first step toward a wonderful new home. However, before you begin, we would like to remind you of a few points that were pointed out to you during your viewing/showing.

We ask that you read and understand these points before starting your rental application
1. This application is a 2 part application
  - Rental/employment information collection
  - Financial Information collection
2. Each person older than 18 years of age who will be living at the property must complete their own application. Parents or Legal Guardians who live with a child or children whose age is 18 years or older are not required to have their children complete the application form.
3. To complete the application form, you will require the contact information for your current and previous landlords.
4. We are not allowed to provide credit reports or credit information to anyone. All credit reports are shredded following the application process.
5. Peartree requires 3-5 business days to process applications. Delays in reaching references or applications with many applicants may require more time.
6. Although Peartree staff do their best to get every application approved, property owners have the final say on who is approved for their properties. As such, Peartree and Peartree staff are not able to provide information on why an application has been denied.

VIRTUAL SHOWING ACKNOWLEDGMENT
I/We acknowledge that I/we have chosen to view the rental property through a virtual showing rather than attending an in-person showing before signing the lease.

Peartree Group Property Management makes reasonable efforts to provide an accurate and representative view of the rental property. However, I/we understand that a virtual showing has inherent limitations and may not provide the same experience or level of detail as viewing the property in person.

Limitations of a Virtual Showing
I/We understand that a virtual showing may not accurately or fully communicate:
- The exact dimensions, proportions, or layout of rooms and other areas;
- The appearance of colours, finishes, flooring, walls, cabinets, fixtures, and other surfaces;
- Minor cosmetic wear, marks, scratches, imperfections, or ordinary signs of previous occupancy;
- Lighting conditions at different times of the day;
- The amount of natural light entering the property;
- Sounds, noise levels, traffic, neighbourhood activity, or sound transfer between units;
- Odours, humidity, temperature, ventilation, or airflow;
- The condition or appearance of areas that are obstructed, occupied, inaccessible, outside the camera’s field of view, or not specifically shown;
- The size, condition, accessibility, or location of storage areas, entrances, hallways, stairways, parking spaces, yards, balconies, and common areas;
- The surrounding neighbourhood, nearby buildings, roads, businesses, amenities, and transportation options; and
- Other characteristics that may only be reasonably assessed through an in-person visit.
I/We further understand that photographs and video may make rooms or spaces appear larger, smaller, brighter, darker, or otherwise different from how they appear in person because of camera angles, lenses, lighting, screen settings, video quality, and other technical factors.

Recommendation to Attend an In-Person Showing
I/We acknowledge that Peartree Group Property Management has recommended that I/we attend an in-person showing before signing a lease whenever reasonably possible.

An in-person showing provides an opportunity to personally assess the property and determine whether its size, layout, condition, location, and other characteristics meet my/our individual needs.

Confirmation
By indicating “I agree” below, I/we confirm that:
1. I/we have read and understood this acknowledgment;
2. I/we understand the limitations of relying on a virtual showing;
3. I/we were advised that an in-person showing was recommended;
4. I/we voluntarily chose to proceed based on the information provided; and

At Peartree, we look to ensure that the properties we rent and the tenants moving into them are a good fit. By completing this application you understand that viewing the property is a requirement of the application process and your application may not be approved unless you view the property.

In order to help you view the property one of our leasing agents will reach out to you in the next few days to schedule a viewing. Although your application may still be processed Peartree reserves the right to withhold approval or completion of the application until such time as you have viewed the property.

I, the undersigned, hereby certify that the above information is correct, and I understand the application process may be terminated if any information provided by me is found to be incorrect or willfully misleading. I also understand that if the information is found to be untrue or misrepresented on this application, even after the rental agreement is signed, the rental agreement can be terminated.

Verification of information

I, the undersigned, hereby give my consent to Peartree Group Property Management and/or their representatives to contact any reference listed on this application and agree that they are to be provided full disclosure to questions regarding future tenancy in conjunction with this application. I also authorize Peartree Group Property Management and/or their representative to acquire a copy of my credit report from the credit bureau.

Privacy and security

Once completed, this application and all corresponding reports/documents are considered private and confidential and will only be used by Peartree Group Property Management and/or its representatives to determine the applicant's eligibility for the requested rental.

Application Cancellation Policy

I understand that should I request the cancelation of this applicaiton after being approved, I will pay Peartree Property Managment a cancelation fee of $150.00. This fee is over an above all additionally allowed fees and/or renumeration.
